“Understand Your House and Land Package,” says Perth Developer

Perth, WA, 9 July 2014 - While the market for established homes has begun to level off, the market for new homes continues to grow as fast as developers and builders can make them available. Prospective home buyers, especially first home buyers and younger families, are attracted to land estates that offer new homes in desirable areas for less than the median price of established homes in many markets.

Recently, Madeleine McErlain, 4Land Property Group’s Marketing Manager, provided a checklist and definition of terms for prospective buyers of house and land packages on the company’s blog.

According to Ms McErlain, “By listening to our homeowners and prospective homebuyers, we realised that a lot of the same questions and issues were coming up on a regular basis. We decided to provide a checklist of sorts to help our customers avoid confusion or miscommunication when purchasing a home.”

The “Essentials” List

The first thing that Ms McErlain recommends for any prospective home buyer is to make a list of what they truly want. This would include the number of bedrooms, number of bathrooms, features such as a family room or alfresco dining area. These are items that would be considered “non-negotiable” and must be included in the home.

The “Wish List”

The next thing suggested on the blog is to formulate a “wish list” of optional features that are desired, but not essential or non-negotiable. This could include custom flooring, walls, fixtures or finishes.

The Budget

It is also recommended that a prospective buyer has already contacted a mortgage broker to work out how large a home they can afford. This allows them to formulate a budget and stick with it.

The Warranty

Ms McErlain also emphasises the importance of knowing exactly what the builder’s warranty covers and for how long. This helps a buyer plan for maintenance and repair costs down the road.

Builder’s Terms and Definitions

It is essential for all buyers to know the difference between “from”, “fixed” and “turnkey” pricing. This prevents a worst-case scenario in which the home buyer faces extra expenses due to not understanding the terms.

“From” Pricing

This is the bare bones, low price product. It doesn’t provide a lot of the features that most buyers would take for granted, such as fixtures, landscaping and even a letterbox.

“Fixed” Pricing

Fixed pricing includes everything in “from pricing” but adds the cost of supporting the home on a concrete slab and building it onto a specific block.

“Turnkey” Pricing

Turnkey pricing is a comprehensive solution which Ms McErlain recommends to any prospective home buyer who doesn’t have the time or inclination to be involved in the building process. True to its name, a turnkey home is delivered in a condition whereby all the buyer has to do to move in is turn the key in the lock on the front door.
