The last year has seen median house prices in Perth rise around 10% and forecasts are predicting a continued increase over the coming year. The high prices are not simply a reflection of current inflation (which sits around 2.9%) but strong growth in the property market. When rents are added to capital growth, property investors are achieving around 6 times greater growth than the underlying inflation.

The surge in the Perth property market has been due to the continually expansive population level. However, experts predict that suburbs close to the city should also see strong demand in the upcoming months. This is said to be a ripple effect from the bottom end of the market to more highly priced houses with many home owners looking for houses in premium lifestyle areas.

Furthermore, as an investor, you don’t need to buy high priced homes in expensive suburbs to get a foot in the property market. Even in more expensive suburbs like South Perth where the median house price is over $1.1 million, there are still houses selling for prices as low as $450, 000.
