Wild weather could leave renters high and dry in North Queensland

North Queensland renters could be out of pocket if their apartment is damaged by heavy rain or floods.

 

Depending on the type of damage and how it was sustained, insurance companies or body corporates may not be responsible for covering the cost of repairs.

 

BCS Strata Management Far North Queensland Regional Manager Patricia Kite said renters must be proactive and sensible during wild weather.

 

“Any precautions that you would take in a property that you owned, you should also take in a rental,” she said.

 

“This includes ensuring all doors and windows are closed, and if necessary, sandbagged.

 

“Tenants who have not taken sensible measures may be chased by insurance companies to contribute to excesses of up to $20,000.”

 

If a rental property is damaged, tenants should take immediate action.

 

“As soon as you notice any damage, contact your property manager,” Ms Kite said.

 

“They will then contact the body corporate manager, whose immediate responsibility is to ensure appropriate action is taken.

 

“Energy provider, Ergon Energy is responsible for determining whether any power outages are a body corporate issue.

 

“In the meantime, it is crucial that tenants remain safe by keeping up to date with SES reports and avoiding flood waters, fallen power lines and slippery outdoor areas.”
