Today, just 11 years on, Facebook is valued at $325 billion Aussie dollars; that’s more than BHP Billiton, Commonwealth Bank and Woolworths!

FACT: The world about you is changing; but are you?

It was Robert C. Gallagher (businessman and former director of the Green Bay Packers) who famously said:

"Change is inevitable; except from a vending machine".

So how does this impact you and change your destiny?

It was novelist Russian Leo Tolstoy [1828 to 1910], regarded as one of the greatest of all time, who said:

“Everybody thinks of changing the world, and nobody thinks of changing himself".

As a property investor you are a business owner and your success is much more than just about the Investment properties you buy/own.

Contrary to what some may say, things will not always go according to plan. On Wednesday night I met with a client who sold his Carlingford (Sydney) property to a developer, along with neighbours, with a settlement six months later. He said that as of now (five months after the contract exchanged) the value of his property had risen by between $300,000 and $400,000 on the price he is getting next month when it settles.

I have only two words to say… ‘WHAT THA’?

It could be argued that his property isn't really worth that much more but there are buyers (albeit foreign) willing to pay that much more, so as far as he is concerned he has ‘suffered an opportunity cost’.

Okay, so that ‘problem’ is not so bad but the ones that are really rattling are the ones I see that unnecessarily derail people. And it’s at these times you need your support network in place.

My advice is: remember that life is a marathon, not a sprint and make decisions accordingly. Some people mistakenly believe that the ridiculous growth in the Sydney market in recent years will never end; but all markets move in cycles!

As a mentor to property investors, I'm as interested in the real estate between your ears, as I am with everything else. How you think and how you respond to changing situations is right up there as ‘most important’.

I stopped being impressed with people’s short term results a long time ago. I've seen them go from feather duster to rooster and back to feather duster again ‘overnight’. We've all met those who have a tendency to overstate; perhaps with the best intentions but where there is an absence of a plan and a strategy to fulfil one’s goals, they generally just remain dreams.

What am I saying and how is this relevant to you the property investor?

Simply put, you have to first lay the foundation to underpin the success you desire and build on that, exactly the same way as the construction of a city skyscraper first involves laying a foundation down deep into the ground before construction goes skyward.

What you accumulate is absolutely a part of the equation but who you become in the process is arguably of greater value to you in the long run.

Personally I am of the opinion that: To have less and be more is better than to have more and be less!

And I guess that belief is a basis for how I believe businesses should be run.

I don’t like the over emphasis on transactional dealings that so many in business focus on and at MRD we are committed (if you'll allow us) to partnering with you and doing this journey together.

Whatever you decide to do be sure you work with people who offer you the right level of support needed to achieve the results you desire, and deserve.
