Leaso.com has uncovered through surveying 13,000 Australian renters on its Rent Rabbit platform that up to 80% of those in a current lease will not inform their landlord or property manager of their intent to vacate their rental or terminate their lease early, until they have secured another property for fear of being displaced in the interim.
This essentially means that they already knew they were going to relocate for quite some time but were stuck in the rigmarole of competing with others for the fewer rental properties that are being advertised in recent times, giving them and the rental market in general, a 'false-negative' on the actual number of rentals that are being leased every week.
Says Ben Pretty, "I recently moved from Sydney, to Brisbane and back again in July this year, and I uncovered something quite astonishing when surveying our members - the vast majority would rather pay a few weeks of overlap, then give months' in advance notice of their intent to vacate their lease, due to the fear of what we perceive as the 'rental crisis' of the past few years where vacancy levels are very low.
"We see hundreds lined up at rental property inspections all the time on the news and are left in fear over the possibility of rent bidding and reports of up to 100 applications made before a property is secured," he said.
"While vacancies may be low due to immigrants and international students returning post Covid, this doesn't entirely explain this phenomenon of low vacancies, as pre-Covid we also had the same additional international renters to compete with for rental properties. The real problem is that we as renters have no way to tell which properties in our desired area are soon to come onto the market. The best-case scenario as far as I can see it, is to share that information amongst ourselves as renters, and let's see if better outcomes can be achieved.
"As it stands in most Australian states, as long as a candidate can service rent and checks out in terms of rental history and a healthy ledger, in most cases a lease take-over cannot be denied by an agent or landlord until that lease is up," Ben added.
"Let's put the power back into the hands of renters on a private platform just for verified renters, so we can talk to one another and search properties with leases still in place which can be taken over by another suitable candidate, rather than renters having to pay early termination fees when their situations change mid-lease."
