Brisbane's affordable housing market has been given a boost with a 35-storey build-to-rent (BtR) tower in Brisbane's inner south given the go ahead.
The Logan Road, Woolloongabba tower meets a key quota for affordable housing, with 95 of the 440 apartments designated for affordable rent.
The joint venture development between Pellicano and Perri Projects received approval as part of an affordable housing initiative.
Minister for Housing Sam O'Connor, said the Crisafulli Government is fast-tracking projects like this under a plan to deliver more affordable homes for Queenslanders.
"This affordable housing initiative is unlocking new housing opportunities, ensuring more people have a place to call home.
"This development will not only provide much-needed affordable housing for Queenslanders, but it also contributes to the revitalisation of Woolloongabba, aligning with our government's commitment to urban renewal and sustainable development," Minister O'Connor said.
The project marks the first private approval under the Government's new pathway, which offers developers increased flexibility and expedited timelines to deliver high-priority housing projects, such as affordable and infill housing.
Pellicano Managing Director, Nando Pellicano, said the approval represents the company's ongoing commitment to delivering high-quality and flexible housing solutions.
"Receiving approval for this tower under this new government initiative is a significant step forward for both Pellicano and Queensland's housing future. This latest residential tower at South/City/SQ fits very nicely into the masterplan, with a significant amount of amenity and convenience already on-site including a full-line Woolworths supermarket, Angelika Cinemas, Market Organics and a host to other food and beverage and service retail outlets," Mr Pellicano said.
MAS Architecture Studio is behind the building's design, and Managing Director, Nick Symonds, said it reflects the development's location within the renowned South/City/SQ.
"Our design for the Woolloongabba tower celebrates the industrial heritage and creative identity of the area, while ensuring these buildings make a strong architectural impact," Mr Symonds said.
Property Projects Australia assisted in the town planning process.
"This is a significant milestone, not just for Pellicano, but for the future of housing in Queensland. The affordable housing initiative will help accelerate the delivery of much-needed housing, and Pellicano's project at Woolloongabba is an excellent example of this," Property Projects Australia Director, Sam Spiro, said.
A New Era for Queensland Housing
The affordable housing initiative allows private developers to submit proposals that align with the State's priorities, such as increasing the supply of affordable housing and promoting urban renewal.
The approval comes under a specific section of the Queensland Government's planning rules designed to streamline the development process, bypassing traditional Local Government assessments and providing the developer with additional height allowances.
The Woolloongabba tower development includes 349 parking spaces across five basement levels, as well as a multi-level wellness centre within the podium.
The project's integration of wellness features aligns with the growing demand for health-conscious living spaces, while the large number of affordable units ensures that Pellicano is delivering on the State's housing affordability goals.

Pellicano's $1B South/City/SQ development will eventually feature eight towers including a hotel and over 1,200 apartments. On full completion over 2,000 residents will call South/City/SQ home. Completed to date are five towers providing 720 apartments, and over 10,000m of retail, entertainment and convenience.
