When it comes to buying property, everyone wants a great deal, but one of the most common and dangerous mistakes investors make is trying to save money on the wrong thing. According to leading property strategist Julian Fadini, choosing the cheapest building inspector could be the most expensive decision you ever make.
"People are spending hundreds of thousands of dollars on an investment property and then turning around to save $100 by choosing the cheapest inspector they can find," Fadini said.
"It's madness. These inspectors often miss the big stuff and by the time you realise it, it's too late."
Julian Fadini, founder of PRPTY360 and one of the country's leading property investment strategists, said picking the right building inspector can make the difference between building wealth and going broke.
Fadini's reputation for smart property buying is so respected, many of Australia's leading NRL players and upcoming sports people, seek out his services to buy into property to spearhead their wealth creation journey.
Cheap inspections come with hidden risks
Fadini said low-cost inspections often come with low-quality outcomes. Inexperienced inspectors, rushed walkthroughs, outdated tools and incomplete checks mean that serious defects can go undetected, from structural cracks and unsafe wiring to termite infestations and water damage hidden behind freshly painted walls.
"These inspectors are often in and out in under an hour. Some don't even inspect the roof cavity or the subfloor. Others use vague checklists and produce one-size-fits-all reports that barely scratch the surface," Fadini said.
"They're cheap for a reason, they're not doing the job properly."
A small saving can ruin your entire investment strategy
The consequences for property investors can be catastrophic. You purchase a home thinking it's rent-ready, only to discover that it's uninhabitable, non-compliant or structurally unsound. Rental income dries up. Emergency repairs drain your cash flow. The property becomes a liability rather than a stepping stone to wealth.
Fadini said serious investors need to understand that a quality building inspection is not an optional extra, it's the first line of defence in protecting your financial future.
"A great inspector will take the time, use the right tools and deliver a comprehensive report that tells you exactly what you're buying. They don't just walk through the home. They go into the roof, under the floor, around the boundaries. They uncover what sellers hope you won't find."
Cheap now, costly later
While it may be tempting to shave costs upfront, Fadini warned that the short-term savings can lead to long-term disaster.
"A cheap inspection might cost $300. A missed structural issue could cost you $80,000. Which one sounds more expensive now," he said.
How to protect yourself as an investor
Before engaging an inspector, Fadini said investors should look beyond the price tag. Ask about their qualifications, experience and inspection process. Review sample reports and make sure they're insured. If an inspector can't give you clear answers, they're not the right choice.
"Saving money is smart but cutting corners on something as critical as a building inspection is reckless," he said.
"If you don't invest in a proper inspection, you're not buying a property, you're buying a gamble and most people can't afford to lose."
