New trend in property sales - super-staging to achieve maximum buyer attention

Staging is no longer a luxury, it's one of the most effective tools for selling a property. Research shows that well-staged homes can sell for up to 15 percent more and this spring, staging is going into overdrive as sellers look to optimise sale prices in a competitive market.
 

According to Kellie Richardson, staging is now on steroids and there are five key trends driving the industry this sale season. They are so good, some suggest that following these trends may increase a property's sale price by up to 20 percent.
 

"Presentation has never been more important and this year, it is in overdrive," Richardson said.

Richardson reveals the biggest staging trends this spring sale season.
 

Stage inside and out
 

"Outdoor living has become just as important as interiors. Alfresco dining spaces, styled patios and even a simple fire pit with seating are being staged to showcase lifestyle. Buyers want to see how they can live outside as much as inside," Richardson said.
 

"This is a strong trend that is now dominating. Sellers are even staging their garages to set up the ultimate man cave for potential buyers.
 

"We are installing games walls, entertainment units, beer bars and lounges to create the ultimate man pad."
 

Hero items in key rooms
 

It's not about filling a room with furniture, it's about choosing one or two standout 'hero' pieces that anchor the space.

 

"Sellers are wanting big iconic items to make a statement in key rooms to ensure buyers are aware of the scope of the property. They want to wow buyers into seeing what is possible," Richardson said.
 

"Pianos, large floor lamps with broad reach, bright statement armchairs, bold ornaments and iconic mid-century pieces of furniture are all trending. In bedrooms, I have been installing oversized bold bedheads to give ordinary sized rooms a styled, high-end feel.
 

"The overwhelming trend is impact and excess."
 

Rugs, rugs and more rugs
 

Rugs are one of the most versatile tools in staging. They zone open-plan areas, add warmth, disguise flooring imperfections and inject colour or texture. This season, oversized rugs in natural fibres and patterns are dominating.
 

"Rugs are a must this property sale season. They are being used to create character, attitude and drama," Richardson said.
 

Art as a focal point
 

Art elevates a property from house to home.
 

"Large-scale, modern artworks or carefully curated pieces are being used across many rooms to bring personality and create talking points," Richardson said.
 

"Art also guides buyers' eyes to the features sellers want them to notice. This year, art is in and it is bold and expressive. Large pieces are being installed that dominate rooms and capture the attention and imagination of buyers.
 

"Buyers want you to remember their property. Big statement pieces are ideal for this purpose."
 

Lighting to create mood
 

Lighting remains one of the most powerful staging elements. This year, the focus on lighting has been stepped up a level.
 

"We are installing more lamps than ever before. Large floor lamps, artistic side table lamps, sideboard lighting. It is being used for light as well as design effect," Richardson said.
 

"When done well, lighting adds atmosphere and sophistication, while ensuring every space looks bright and inviting during inspections. There is definitely a move away from ceiling lighting to feature lighting on floor and furniture."
 

Richardson said, staging is no longer optional, it's essential.
 

"When done well, it doesn't just help sell a property faster, it can push the sale price up significantly. Sellers who invest in staging this spring will reap the rewards. If they follow these five trends they should see an even better response from their staging," Richardson said.

 

"Staging is like magic money, an investment that will cost you a few thousand and deliver tens of thousands of dollars in return. You don't even need to lift a finger, we do everything. The seller simply reaps the benefits and rides off into the sunset with a big fat cheque!"
