Cost-of-living crisis hits the office: employers now offering luxury coffee, breakout lounges and ‘spa-like’ workplaces

Australia's workplaces are undergoing a quiet but powerful transformation, with businesses rethinking everything from layout and amenities to how employees actually spend their day in the office.
 

Australia's growing cohort of Gen Z workers, combined with millennials, is reshaping how workplaces look and feel.
 

According to Brett McAllen, CEO of @WORKSPACES, the shift is being driven by one core reality: if offices don't deliver a better experience than home, people simply won't come in.
 

"We are seeing a complete reset in what the workplace needs to be," McAllen said.
 

"It's no longer enough to provide desks and meeting rooms. The office has to support how people actually want to work, live and connect throughout the day."
 

McAllen said three key trends are emerging across premium office environments, fundamentally changing expectations for both employers and employees.
 

Flexible, premium office environments become the new standard
 

The era of rigid office layouts and long-term, inflexible leases is rapidly fading, replaced by high-quality, adaptable workspaces designed to evolve with business needs.
 

"Flexibility used to be seen as a perk however, now it's a requirement," McAllen said.
 

"Businesses want premium environments in prime locations, but they also want the ability to scale up, scale down and reconfigure without friction."
 

He said this shift is being driven by hybrid work, economic uncertainty and the need for organisations to remain agile.
 

"Companies are no longer willing to lock themselves into expensive, underutilised space. They want offices that work as hard as they do," McAllen said.
 

"At the same time, expectations around quality and inclusions have increased. Flexible doesn't mean basic. Businesses expect high-end design, strong connectivity, seamless technology and environments that reflect their brand.
 

"They want designer fittings, quality inclusions, USB and charging ports in convenient locations along with a raft other other features and comforts."

 

The rise of the in-office kitchen and coffee culture
 

One of the most noticeable changes in modern workplaces is the growing focus on in-house kitchens, premium coffee facilities and drink stations.
 

"It might sound simple, but coffee and other beverages have become a major driver of workplace satisfaction," McAllen said.
 

"People don't want to leave the office and spend $5 to $7 on a coffee multiple times a day. They want that experience built into their workplace."
 

He said well-designed kitchen spaces are now essential, not optional.
 

"Providing quality coffee machines, luxury hot chocolate, multiple teas, drink vending machines with premium options, functional kitchens and shared food spaces create convenience and they also build culture," he said.
 

"These features encourage people to stay, connect and take breaks without leaving the environment."
 

Beyond cost savings, McAllen said these spaces play a critical role in creating a sense of community.
 

"Some of the most valuable conversations in a workplace happen around a coffee machine. That informal interaction is incredibly important."
 

Breakout spaces replacing traditional downtime
 

The traditional office model offered limited space for relaxation, often forcing employees to leave the building to reset. That is changing rapidly.
 

"We are seeing a strong shift towards dedicated breakout areas where people can step away, recharge and think clearly. These are not wasted spaces, they are productivity spaces," McAllen said.
 

Modern breakout areas include comfortable seating, soft lighting and flexible layouts designed to support informal meetings, quiet work or simply taking a moment to decompress.
 

"If people have to leave the office every time they need a break, you lose time, energy and connection," McAllen said.
 

"When you bring those spaces into the workplace, you create a more balanced and productive environment."
 

He said these areas are particularly important in hybrid work settings.
 

"When people come into the office now, they want more than just a desk. They want an experience that supports collaboration, creativity and wellbeing," he said.
 

"People want to sit in nice designer inspired reclining chairs, or at high tables where they can catch up with others. They want mood lighting, premium fixtures and a range of options and different settings so they can relax and chill depending on how they are feeling at the time."

 

A new expectation for the modern workplace
 

McAllen said the three trends reflect a broader shift in mindset.
 

"The office is no longer a place people are required to be. It's a place they choose to be and that means it has to offer something valuable," he said.
 

He said businesses that fail to evolve risk falling behind.
 

"If your workplace doesn't support your people, they will find one that does," McAllen said.
 

"This is about attracting talent, retaining talent and creating environments where people can perform at their best."
 

The future of work is experience-driven
 

As organisations continue to navigate changing workforce expectations, McAllen believes the workplace will increasingly be defined by experience rather than location.
 

"The future office is flexible, comfortable and designed around people. It's a space that supports work, but also supports the human side of work. It is also a place that at times feels like a wellness spa," McAllen explained.
 

He said the shift is already well underway.
 

"This is not a trend that's coming and it's happening now and it's reshaping the way we work," McAllen added.
