Property is set for a boom the likes of which we have never seen, according to Nathan Birch of B.Invested, who argues that with up to 57,000 migrants entering the country every month - mainly from India - competition for property can only result in property price spikes everywhere in coming years. 

 

Recent ABS statistics show that India has now overtaken any other nation for migration numbers into our country, and current projections for the year ahead sit at 260,000 - 300,000 entering Australia with the intent to become permanent citizens. 

 

Says Birch, "January 2026 saw the highest intake of net permanent and long-term arrivals on record at over 57,000. What makes this a bigger problem than ever is that we have a huge housing shortage, building costs have skyrocketed due to the war in the middle east, and there is simply nowhere for migrants - or Australians in fact - to live or rent." 

 

"Due to demand and changes to capital gains tax, rents are rising in all capital cities and beyond, and with fewer investors slated to buy investment stock - or competing for lower priced, typically first home buyer stock so they remain cashflow positive, this situation is now a perfect storm for a disaster situation and affordable rentals will become a thing of the past." 

 

"With the Albanese Government's 5% deposit first home buyer scheme set to sweep in migrants from overseas who can become permanent residents or citizens in as little as three years, property prices will rise to become even less affordable - if you're thinking to invest, my advice is do so now," he added. 

 

According to ABS, Australia has had five years of high gross immigration numbers, 536,000 in 2022-23, in 2023-24 net migration was 446,000, 309,000 in 2024-25 and another 300,000 expected this year.

 

Birch adds, "These migrants seeking permanent residency will be processed over the coming 12 - 48 months which will release another 1,500,000 first home buyers to the market in the coming years, without factoring in the dire pressures of temporary VISA holders like students, on the existing rental market."

 

Nathan Birch also owns B.Invested , which has helped a staggering amount of his employees purchase investment properties for themselves with the estimate representing 80% percent of his workforce or over 400 employees.
