Sydney, Australia - 14 October 2026
Australian property investors should focus on rental demand, cash flow and long-term fundamentals rather than relying solely on predictions about which suburbs will experience the strongest capital growth, according to property investment adviser and published author Dragan Dimovski.
Dimovski, founder and director of Buyers Agency Australia and author of the Wiley-published book Property = Wealth, believes investors preparing for 2027 should take a more considered approach to property selection.
"There's always plenty of discussion about which suburbs will boom next, but investors need to look beyond the headlines," Dimovski said.
"Rental demand, holding costs, local infrastructure, future housing supply and the property's ability to generate income are all important. A suburb might look promising on paper, but that doesn't automatically make every property within it a good investment."
With more than 20 years of personal property investment experience, Dimovski advocates assessing each opportunity against an investor's financial circumstances and long-term objectives.
He identifies five important considerations for property investors:
1. Rental demand: Assess vacancy rates, tenant demographics and local employment.
2. Cash flow: Understand rental income, financing costs and ongoing expenses.
3. Infrastructure: Investigate planned transport, employment and community investment.
4. Future supply: Consider proposed developments and potential competition from new housing.
5. Property fundamentals: Examine land value, building condition, zoning, location and environmental risks.
"Property investment isn't about finding the next hot suburb. It's about making informed decisions, managing risk and buying assets that support your financial objectives over the long term," Dimovski said.
