4Land Property Group Offers $7,500 Early Bird Discount for Last Stage at Natures Walk

Announcement posted by Natures Walk 18 Dec 2012

Mandurah property firm offers $7,500 discount to the first ten buyers in Stage 5 at Natures Walk.
The Mandurah area is abuzz with the news that Natures Walk, located in Erskine, is offering an early bird discount for buyers in the last stage of the estate. Stage 5 consists of 23 lots, ranging in size from 279 sq m to 505 sq m. Natures Walk offers two house and land packages in the Erskine estate: entry packages start as low as $320,572, and complete turnkey packages start as low as $346,000.

According to Dave Gillon, Sales Manager at 4Land Property Group, the house and land packages are very competitively priced: “The current median price of a home in Erskine is $424,000. An entry package represents a savings of over $100,000 off the median price in the area. Better yet, because these homes are new, they have a new home warranty, which ensures that there won’t be any ‘surprises’ for the buyer.”

The homes include three spacious bedrooms, two bathrooms, a large multi-purpose kitchen/family/dining room, and an outdoor alfresco living area. Buyers will have a choice of many different floor plans. The homes also include a choice of different front facades.

While buyers of any age are welcome, Natures Walk is built to fill the needs of mature buyers looking to downsize. They are built on small, easy to maintain lots, but the homes have plenty of space on the inside. Many buyers have commented that the homes “look small on the outside, but huge on the inside.” The display home is located at 42 Oakleigh Drive, Erskine, and is open every Sunday from 1pm to 4pm.

The Mandurah area has become a haven of sorts for older residents in recent years. According to the most recent Census figures, 27.1% of Mandurah residents are aged 60 years or older, compared to Western Australia’s statewide percentage of 17.1.

Gillon attributes the demographics to the relaxed lifestyle and convenient location of Mandurah: “Mandurah’s relaxed atmosphere and easy access to both Perth and the South West is encouraging more mature people to downsize in the Mandurah area. This trend is very pronounced in new estates such as Natures Walk, where the vast majority of residents who have taken advantage of our home and land packages are aged 60 years and over. The recent rebound in WA property sales is allowing more mature people to sell their established homes and move to Mandurah in growing numbers.”

Gillon continued, “The Estate has also proven popular with retirees who want to move to a lifestyle development, but still want the independence of having their own property. These retirees and downsizers are also attracted to Natures Walk because it is a relatively small estate with a strong community spirit, and it is strategically located close to nearby lifestyle attractions.”

Gillon concluded, “The Estate is located in a secluded part of Erskine, with easy access to all of the nature attractions in the area. It adjoins the Len Howard Reserve, which is directly beside the Peel inlet, and it’s only minutes from the beach and the heart of Mandurah.”

4Land Property Group, a Mandurah real estate company, is the developer of Natures Walk Erskine.

Natures Walk is located at the corner of Oakleigh Drive and Willoughbridge Crescent, Erskine, and is expected to be fully completed by March 2013.
