Extending the Size of the Home Can Often Work to the Homeowner’s Advantage

If it’s more space a homeowner needs, experts say, research is vital before moving house.
Perth, WA, 24 April 2014 – Life is hardly ever permanent, and when one finds that their family is in need of change – especially expanding their available home living area – there are a few options worth considering.

Craig Johns, Director of Next Level Extensions in Perth, is aware that families sometimes find the size of their home no longer suits their familial needs. When that happens, a family’s first instinct is to move – to upgrade to a larger house that will give a family the ‘breathing room’ necessary to accomplish their needs.

“It’s completely natural to assume that moving to a new, larger home will allow a family to realise their goal of more space, or more appropriate living quarters,” says Johns.

Yet buying a new home does come with many financial factors to consider. There is the fact of carrying two mortgages until the older house sells, upfront selling costs and costs of moving one’s family and belongings as well.

Many new homebuyers’ finances can be greatly affected just from miscellaneous expenses, such as upgrading old kitchen and bath appliances, or purchasing new cabinets or furniture. Mortgage brokers suggest drawing up a detailed budget so as not to go overboard or overextend the chequebook.

Johns says if the thought of all the above sounds like a headache, then it might be a good time to consider the next option in obtaining more space: simply, extending one’s existing house.

“You probably love the location of your home, which is a major reason you purchased it in the first place. Possibly you have family and friends nearby, and you found a sense of community. And then, there are long-term family memories you have created. Moving away from all that would be a shame,” he says.

Building a home extension on the existing house is a viable alternative to uprooting family and leaving the familiar neighbourhood. A ‘dream home’ can be tailored to the homeowner’s exact needs and specifications.

Whether a homeowner wants to extend the size of their home on ground level or add a second storey, doubling the size of their home is possible. Johns cautions that the homeowner should, just as in the case of purchasing a new home, do their ‘homework’ before choosing a builder. Costs for doing the renovation should be detailed up front. A fixed price contract is necessary to show exactly what is included.

A reputable builder will also consult with the homeowner at the house to see what needs to be done before quoting a price.

Homeowners should also take a look at the builder’s portfolio and check references from previous clients, to find out if they were satisfied with the builder’s work.

Planning and building approvals for any structural adjustments will also need to be obtained from the local authority as well as surveyor and engineer inspections.

“Next Level Extensions have completed several second storey home renovations to homes in the Perth area. Our quality workmanship and personalised service speaks for itself. If it’s more living space you need, we’re confident we can take your home to the next level,” says Johns.
