Target Design Life Ratings for Timber Help Buildings Last Longer

However, it is important for anyone using timber to use the correct variety of timber for any particular job. The Queensland Government and the Australian Government have set up ratings, classifications and specifications to help consumers and builders determine what timber is right for any given project. One of the most important ratings is called “target design life.”

Target design life is a rating that provides the “anticipated satisfactory service life” of timber that has been used correctly within the Australian Standard (AS) and Queensland specifications. Different timbers are used in different situations to provide maximum performance.

Often, there will be different varieties of timber used in the same building. These timbers won’t always have the same life expectancy. In other words, when a home is built, it is a “given” that some of the components are going to provide longer working life than others. Since Queensland has a long history of using timber exclusively for many applications, target design life ratings are important to builders and consumers alike.

At first glance, it would make sense to just use the timber with the longest target design life for all components of a home. However, there are a lot of different factors to take into consideration. Some parts of homes can be expected to be changed within ten years due to changes in what is fashionable in a home.

The projected cost of materials and the labour necessary to assemble them is also a major consideration when trying to “come in under budget.” Ease of access for maintenance is also a factor.

Consequently, some parts of a home, such as fence palings, may only need to be in service for five to ten years. Others, such as structural and framing components, may be expected to last more than fifty years. Currently, Queensland has three target design life classes: five years, fifteen years and fifty years.
