Autumn Property Prep Tips by Cameron Nicholls

As the seasons change, it’s important that vendors and landlords change the presentation of their property to ensure they are getting the best possible sale price or return on investment. Cameron Nicholls, Principal of Nicholls and Co Estate Agents shares his advice on how to present a home in Autumn.
 
Cameron says, “Autumn not only brings the start of cooler weather but also signals an end to daylight savings, so no longer are twilight viewings a priority for open inspections. This time of year, also requires maintenance and clean up prior to opens being a priority due to fallen leaves and windy conditions with the potential to create an untidy entrance or backyard.”
 
When markets are tight, Cameron recommends putting that little extra effort into the presentation to get the pay off in the end. Cameron’s tips for Autumn property preparation include:
 
  1. Roofing and guttering: Ensure all gutters are clear from fallen leaves and are in working order. As the rain increases, the last thing you want a potential buyer or renter to see is an unmaintained property and this can be a dead giveaway.
  2. Front & backyard clean up: Sweep and even hose down pavers and concrete areas one hour prior to your open home, plus trim any dead tree branches. This will ensure the property gives a great first impression.
  3. Let there be light: Ensure all lights are on plus add some additional lamps and light candles to give the property a sense of warmth and homeliness.
  4. Add some colour: Invest in some new cushions covers and throws to put out at inspection time. Don’t be afraid to add colour as this will help to lift the room.
  5. Make the most of daylight: Hold opens in the middle of the day when the lighting is at it’s optimal time for the aspect of your property.
