Poly Australia acquires new site in Rouse Hill

Townhouses planned for new community in Rouse Hill

Poly Australia has secured a 3.68-hectare site, located at 51 Terry Road, Rouse Hill. The site transacted at $22.9million with ASX listed Ingenia Communities with settlement expected in FY2019.

The site is zoned R3 medium density residential and was chosen due to its proximity just 950 metres from the new Tallawong Metro Station.

With significant infrastructure investment by the State Government into Rouse Hill – the area offers immense potential for Poly Australia to deliver new homes to the growing community.

Rouse Hill will soon benefit from a brand new metro line which will make the trip into the city less than one hour for commuters. The Sydney Metro Northwest is the first stage of the new Sydney Metro, which will be the first fully-automated metro rail system in the country.  

The $250 million expansion of Rouse Hill Town Centre will create a raft of jobs for the local community as well as a brand new leisure precinct. A move set to enhance the area’s reputation as a world-class shopping and dining destination. 

There is an existing Development Application currently with council to develop apartments on the Terry Road site, however with many developers already having lodged development applications to build apartments in Rouse Hill, and a pipeline of approximately 5,000 apartments proposed, Poly has decided on a change in direction.

“The team at Poly Australia felt that the suburb was in need of a bigger variety of living options for the community and have therefore decided that townhouses would appeal to those who seek more space, but don’t necessarily require a traditional house,” said Poly Australia Investment and Acquisitions Director Grant Price.   

Natalie Kwok, General Manager Acquisitions for Ingenia said the Group was pleased to support Poly’s vision for the site and will continue to work with Poly to progress their plans.

Poly Australia intends to develop 138 townhouses at Terry Road, which will benefit from a raft of community facilities including a pool, gym, club house, function centre, BBQ areas and substantial open space.

The project mix will see a range of 3 and 4 bedroom townhouses across 2-storeys with buyers able to choose from a range of living configurations to suit their needs.

The Terry Road site is located just 950 metres from the upcoming Tallawong Metro Station, which will begin operating in 2019.

“With Rouse Hill town centre set for significant expansion thanks to investment in local infrastructure by the state government, the suburb has already seen significant growth. Our team sees the potential for future growth and we are thrilled to be part of this growing community,” said Mr. Price.

51 Terry Road, Rouse Hill is Poly Australia’s first major acquisition for 2018.

The project is anticipated to launch in 2019 and the development is expected to be complete in the first half of 2021.
