Poly Australia secures additional site in Rouse Hill

Poly Australia has quietly acquired a new site of approximately 2.8-hectares in Sydney’s North West corridor on the corner of Cudgegong Road and Macquarie Road, Rouse Hill for circa $17million.

Purchased earlier in the year, the site is situated atop the ridge line and directly opposite to a planned public park. It is currently zoned R3 medium density, with a residential height limit of 12 metres and is located just 800 metres from the new Tallawong metro station.

The site is the second acquisition by Poly Australia in Rouse Hill – an area where the global developer sees significant potential for a growing community, due to the upcoming Sydney Metro Northwest and the $250million upgrade to the existing Rouse Hill Town Centre.

The brand new metro line is expected to bring Sydney’s public transport up to world class standards, and Sydney’s Northwest will be the first to benefit, making the trip into the CBD less than one hour for local residents. The Sydney Metro will be the first fully-automated metro rail system in Australia.

As with last week’s acquisition on Terry Road, the zoning allows for apartments with a 12 metre height restriction, Poly Australia plans instead to build approximately 90 townhouses – with a maximum 3 storey height. A mixture of 3 and 4 bedroom townhouses will be available with a shared basement and double garage parking providing direct access to each residence.

The decision to build townhouses rather than apartments was a strategic one for Poly Australia, with the aim to provide a range of alternative living options to the community.

“Many developers who have acquired land in this area have lodged development applications to build apartment buildings. With circa 4,000 apartments in the pipeline already for this vicinity, we felt it would be advantageous to instead offer buyers an alternative living option,” said Poly Australia Investment and Acquisitions Director Grant Price.

Along with a 3-storey height limit, the development design proposal will also feature a basement and a number of community facilities such as pool, gym, club house, function space, barbeque facilities and significant open space.

The site is in close proximity to the Rouse Hill Town Centre, which is set to undergo a massive upgrade to become one of Sydney’s best shopping and dining precincts, making it a popular drawcard for young families moving to the area. It will feature tree-lined footpaths, culminating in a communal green at the heart of the development, creating a secure and family friendly community.

“Over the last 5 years, Rouse Hill and its surrounds has demonstrated strong growth performance. We anticipate further growth as retail and residential continues to develop in this area. The town centre itself is set for significant expansion and Poly Australia is excited to join the community,” added Mr Price.

Residents will also benefit from the new metro line, which is due to begin operation in 2019.

The announcement follows last week’s news of Poly Australia purchasing a 3.68-hectare site in Rouse Hill from ASX listed Ingenia Communities for $22.9 million through Knight Frank.

Poly plans to develop another 138 town houses on Terry Road, sharing the vision of an enhanced future for the North West of Sydney.

“By the time the new Northwest Metro extension is operational, the North West marketplace will have been firmly established and well underway. Existing projects recently completed are already seeing profit come their second or third ownership,” Grant Bulpett, Associate Director, Knight Frank said.

The Cudgegong Road project is expected to launch in early 2019 and is scheduled for completion in the first half of 2021.
