What you need to know about selling in spring

Announcement posted by 360PR 14 Aug 2018

Thanks to the combination of spring knocking on our door and coming out of a “soft” winter marketplace, there are a few things you need to consider when listing a property for sale this September.

Tolga Ozer, Principal of Boutique Property Agents says, “We all know it’s the most popular time of year for vendors to sell due to the mindset that spring properties sell for more and you should hold out until the weather warms up. We are expecting the Sydney City market to heat up with more properties hitting the market and developments nearing completion.

“I believe the next six months will see the market go through a recovery phase. The more properties that come to market and achieve great sales results, the more buyer confidence will grow. When buyers have the confidence to make a purchase the more competitive the market becomes,” said Tolga.

Due to these factors, the presentation and marketing of property for a sale needs to move with the times. It’s not just about getting some professional photos and booking an advertisement in your local newspaper. To stay relevant, compete with other listings in the area and attract the right buyer we suggest:

1. Engage a professional property stylist – They will set the scene for the marketing campaign and present the home in the right way to the demographic of potential buyers. Consider this part of the marketing budget for the sale. It has been proven to significantly increase the sale price time and time again.

2. Explore new Marketing Tools – Online is where it’s at. Video is essential but you need to move beyond just showcasing it on your online listings. Get multiple edits that can be shared across all of your social media platforms and in your communication to your database. Don’t forget to allocate budget to promote the content otherwise it’s a waste of money producing it in the first place.

3. Research days on market – When looking for the right agent to sell your property, many look at who is number one in the area via various portals. Yes, they may have had the most sales or the highest value in property sales, but you should shift your focus to average days on market. Generally, the quicker you sell, the better off you’ll be.
