Australian property values fell $133.1 billion in the December quarter, with capital city home prices down an average of 2.4 per cent across the nation. Figures from the Bureau of Statistics show Sydney and Melbourne continued to lead the falls, with a 3.7 per cent and 2.4 per cent fall respectively.

Driving the recent value falls was weakening property demand in city regions heavily supplied with new housing. Falls in prices were smaller in the eastern suburbs and northern beaches, where fewer new housing projects have been released. It was likely prices would continue to drop over the next few months.

A primary reason was that fewer buyers could get the large mortgages needed to buy Sydney’s expensive homes in the current lending environment. Those buyers who did have adequate financing also had many homes to choose from, allowing them to negotiate prices.

The downturn has made homes more affordable for first-time buyers - usually younger people who feared they would never get on the property ladder as prices surged as much as 75 per cent during a five-year boom that peaked in mid-2017.
